Analysis Group worked on behalf of Metropolitan Life Insurance Company to conduct an econometric study analyzing the effects of the presence of asbestos on the market value of commercial property in Southern California. By examining actual transactions of large commercial office buildings, we were able to determine the factors contributing to value and isolate the effect of asbestos. The study included a comprehensive assessment of the real estate market, including the construction of a time-series price index. In addition, we examined how asbestos abatement activity impacted operating cash flows by analyzing rental rates, vacancy rates, lease renewal rates, and operating expenses for commercial property.
